A new family home that will be built in 2023 will be sited off a sloping street in the hilly suburb of Brooklyn. The new home, which will replace the existing run-down bungalow, will sit comfortably between neighbouring villas and bungalows. It will be a modern building, but with a gable end pitched roof that will sit in harmony with its context.

The front half of the new dwelling will be clad in Accoya weatherboards, while the living half at the back will be clad in modern profiled metal cladding, creating a bold and fun contrast between the two halves.
Entry will be from a private, recessed porch off the street. A large single garage is accessible on the left and a long corridor connects the bedrooms, bathrooms, and play room.

The house steps down at the rear, to an open pan living, kitchen and dining area. Huge sliding doors access the level courtyard and lawn out the back. On the northeast corner of the living room is a large pop-out window seat, perfect for reading a book on and looking out to the Orongorongo’s in the distance.

The garage and bedrooms have a flat ceiling, and this opens up to a high, skillion roof in the living area.
The new family home will be compact and efficient, very well insulated, and will have modern mechanical heat recovery ventilation to create a high-performance, healthy, energy-efficient home for its growing family. The house will also be fun and easy to live in, as it should be.
