Originally an existing warehouse, this building, located within Masterton’s town centre, now houses the head office for the Masterton Trust Lands Trust. Alongside an engineer, significant remedial work was completed within this project to ensure the structural performance of the building. This has allowed the space to transform into one that is both functionally and aesthetically successful in its new application, while having a positive contribution to the cityscape.

Throughout the project, the exterior of the building was carefully considered. Clear signage has been utilised alongside large murals, completed by a New Zealand local artist, to create a striking yet inviting façade. Additionally, a courtyard positioned at the building’s entrance forms an outdoor space for both staff and the public to spend time. This will only become more inviting as the vegetation grows.

Upon entering the building, the user is met with an entry/waiting area. This has been carefully designed alongside an open plan office space and meeting rooms, to best utilise the available space. Ultimately, forming both a functional and beautiful solution to the clients requirements.

To fit the organisation’s needs, a board room, kitchen, breakout room, accessible bathrooms and key storage spaces were added to the building. Similar colour and material choices can be seen throughout these spaces, tying the entire building together. Additionally, the detailing of a historical map of Masterton has been utilised in the board rooms privacy screening, further displaying the importance to the town within the trust.

Throughout the process of design, details have been heavily considered. Clean clear lines have been used throughout, alongside timber and consistent paint selections to create a cohesive experience throughout the building. Additionally, environmental impact was at the forefront of the project. This saw the inclusion of Floc natural wall panels, wool carpet tiles and natural timber wherever possible. For this purpose, the building was also fully insulated, and a HVAC system was added.
